Conceived for the modern, active traveler, Knoll House is an all-encompassing destination for guests and locals alike. A boutique country retreat, the property will feature an intimate collection of guest rooms, a highly curated dining experience and market offering artisanal provisions and goods. Ideally situated on picturesque vineyards and adjacent to the Napa Valley Vine Trail, its setting naturally allows for active discovery, exploration and enjoyment of the experiences that make our region remarkable.

THE PROJECT

Set on 3.5 acres and surrounded by vineyards on the South and to the West, Knoll House will be carefully integrated into its inspiring environment, providing guests with an authentic Napa Valley experience. Each of the carefully appointed guest rooms will feature sweeping vineyard views and outdoor patios or decks from which to enjoy and appreciate the beautiful surroundings. Vibrant and inviting, the amenities will include a large swimming pool, bocce court, full-service spa and specialty market and retail area that will also offer bicycle rentals and services.

A distinctive restaurant and bar will provide indoor and outdoor seating with panoramic vistas of the nearby Mayacamas mountains, vineyards and gardens. Given its adjacency to the Napa Valley Vine Trail, the hotel will also serve as a gathering hub for the Vine Trail and its users.

Knoll House will be positioned as an independent property inspired by its surroundings and the local flavor of the Napa Valley.

Located just off Highway 29 at the intersection of Solano Avenue and Oak Knoll Road West, the site of Knoll House is between the City of Napa and the Town of Yountville, providing ease of access to the multi-faceted offerings of both destinations, including a host of local wineries, retailers, galleries and restaurants. Knoll House is directly adjacent to the Napa Valley Vine Trail, offering immediate access to a safe and extensive cycling experience through the Napa Valley. Knoll House is also directly adjacent to Laird Family Winery and nearby Trefethen, offering walkable wine tasting experiences.

Reduction in Overall Development Intensity and  Usage

By redeveloping the project as a small 50 key boutique hotel and 100 seat restaurant, the property will reduce the number of daily visitors, utilize less water and have an overall net positive impact on its surroundings compared to what could exist with the property’s current entitlements.

Connectivity to the Napa Valley Vine Trail and Local  Hub

Given the hotels connection to the Napa Valley Vine Trail, the hotel will not only provide a destination and  service hub for users of the Vine Trail, but will also encourage its guests to venture out via bicycle, thus decreasing impacts on the environment.

Park-like Setting

The hotel has been designed to be low-density with a great landscape and inviting environment. All cars will be parked in a heavily planted and screened area, so that once one enters the property, the cars essentially disappear. This effort, combined with the vineyard and views surrounding, will result in a unique, non-vehicular oriented hospitality experience.

Bike-to-Work Program

The hotel will offer an incentive  program for its employees to bike to work everyday.  This results in less traffic, lower emissions and impacts  on the environment and perhaps most importantly, a  happier and healthier group of employees.

Elimination of Significant Eyesore

For the past decade, the project has sat in a deteriorating condition. Knoll House is excited to bring their new vision to the property which will visually enhance the welcoming landscape of Napa Valley.

Innovative Water Recycling Program

In the midst of what appears to be a long-term drought, Knoll House is excited to be one of the first commercial properties in the Napa Valley that will recycle 100% of its wastewater on property. In addition to using the water for irrigation, the property will also be “double plumbed” with a grey water system into the buildings such that toilets and urinals can be operated with recycled water, thus decreasing water use further. We hope to serve as a catalyst for such technologies to be embraced and further adopted in Napa County and beyond.
